OUTLINE planning for a housing development at Ffos y Ffin has been refused by Ceredigion County Council.
Planning officers have refused permission for 16 to 20 homes, with a minimum of 20 per cent affordable housing, and play area or amenity area on land at Maes Moelfryn within Henfynyw.
Full details of the proposal would be decided with a reserved matters application but the outline planning indicates that there would be a mix of four, three and two bedroom properties.
Access to the proposed development would be from Rhiwgoch, which leads to Aberaeron.
A planning officer report states that there has been a “disproportionate amount of growth” in the ‘linked settlements and other locations’ compared to Aberaeron and Llwyncelyn, with 55 houses built and 34 consents existing in the area.
In the Aberaeron/Llwyncelyn settlement group along with linked settlements are considered to have exceeded its provision and the proposal is said to be contrary to the authority’s housing strategy.
A report adds that here are inadequate access arrangements for the development and it conflicts with sustainable travel policy.
The local member, Cllr Marc Davies, approved delegated powers to refuse the application.
